  • Mortgage security. Before a mortgage is approved, a valuation of the property being financed must be provided to the lender. Some lenders have their own valuation companies which they use, however, if you have already had a CSA valuation completed so you know you are paying the right amount, check with your lender as the CSA report may be accepted by the lender, and you avoid double valuation fees.
  • Pre-sale and pre-purchase valuations. The more information you have when in the position of buyer or seller, the better chance you have of striking a deal and agreeing on a price which your budget will be happy with. A current valuation report is one of the most credible documents you can have to determine the value of a property and can help you decide on a starting price for selling your home, or can save you tens of thousands of dollars and give you a strong negotiating weapon when you’re buying.
  • Capital gains tax obligations. The last thing you want to do when you’re selling your home is pay too much tax – there are plenty of other costs involved without having to worry about capital gains tax. That is why CSA can help you determine your CGT obligations, as the tax applies to all investment properties which were purchased after September 1985. Capital gains tax is charged on the sale of an asset when that asset is sold for more than its sale price – so you are taxed on your profits. You therefore need to be able to calculate the increase in value the property has seen over the period you have owned it, and a current or retrospective valuation can determine the exact increase and the amount of CGT payable when you sell.
  • Stamp duty. Stamp duty is paid on the transfer of an asset and is a percentage of the purchase price, so an accurate valuation of the property is necessary. CSA Valuers are also experienced with stamp duty calculations for properties which are passing between friends or relatives, when the sale and calculations need to be objective.
  • Deceased estate. When a property has been bequeathed in a will, an accurate value is needed in case executors and beneficiaries need to divide or sell the asset. An independent CSA valuation helps to avoid disputes within the family.
  • Calculating compensation. If all or part of your property needs to be compulsorily acquired due to a road widening or new development, you will be compensated for the value of the property and CSA can calculate full take or partial take valuations.
  • Insurance purposes. In order to adequately insure your property you need to be able to provide the insurance company with an accurate valuation based on the size of the property and any improvements such as buildings or houses. CSA can conduct residential assessments, as well as industrial or commercial assessments. CSA Valuers also carry out Insurance Advice Reports for Bodies Corporate to determine the correct level of insurance cover required for all buildings and common property forming part of a particular scheme. The assessment takes into consideration the type of construction of the buildings (residential/commercial/industrial/retail), individual lots sizes, demolition costs, construction costs, consultants fees, cost escalation and GST. The assessment also includes a percentage of the overall scheme for each individual unit.
  • Family laws valuations. In the case of a relationship breakdown a third party valuation can be both necessary and welcome as an unbiased way for divorcees or defactos to determine the value of their property assets. CSA can work on behalf of both parties, or just one if each person seeks their own valuation.
  • Progress payment inspections. In the course of building a new home or commercial property there are certain points where the lender will pay the contractors from the construction loan, for example at the completed slab, the frame and roof, the internal linings and completion. CSA can officially confirm the amount of work carried out at each stage.
