Grampians Mortgage Brokers – Victoria

Posted September 7th, 2010 and last modified November 19th, 2010

The Grampians region of Victoria is west of Melbourne and best known for its national park and spectacular scenery.  It is also an important wine growing area especially in the production of red wine such as Shiraz and Cabernet Sauvignon.  Vines were first planted on the plains east of the Grampians in the 1860’s.  The little town of Great Western in the Grampians is actually accredited with being the birthplace of Australia’s sparkling wine.  The area is now a diverge wine growing region mainly recognised for their high grade fine table wines.  It is much easier to invest in the area today if you have the assistance of a mortgage broker who can arrange an investment loan for the purchasing of property in the area.

Drought breaking water scheme still giving life

The Grampians area began to grow in the 1870’s when settlers migrated into the Wimmera region in quite large numbers, mainly people of German decent from South Australia.  They were practical and frugal people who crossed the border looking to continue their wheat growing but a series of droughts highlighted the need for water.  This led to the massive Wimmera-Mallee Domestic and Stock Water Supply Scheme being developed in the 1800’s through to the 1920’s.  It was the largest water supply scheme to be undertaken on this scale anywhere in the world.  It was a successful venture that remains so today supplying much needed water to the low rainfall area of the Grampians.  It is also the area’s most important economic feature bringing all year round water to more than 15,000 farms and 51 towns who’s very existence depends on the great network of flumes, channels and pipelines from 12 storages, three of which are actually inside the Grampians National Park.

World renowned spectacular scenery in the Grampians

The Grampians National Park is world renown for its spectacular scenery, its wildflowers and the opportunity for exciting outdoor adventures.  It is also one of Victoria’s most popular holiday places. Almost one third of Victoria’s plant species and a big percentage of its animals can be found in the Grampians National Park.  There is a network of sealed roads transversing the park leading to the fully serviced township of Halls Gap and the many camping grounds in natural bush settings.  The park has many excellent short walks of varying difficulties.  There is also longer walks that will take a full day to complete as well as overnight walks for the fit.  More than two thirds of Victorian Aboriginal art sites can be found in the Grampians National park and Aboriginal people still have a strong connection to the area.

Purchasing property in proximity to a natural gem

When seeking to purchase property so close to a natural gem as is the Grampians National Park you will find it easier to obtain the funding through an experienced mortgage broker.  This is because a mortgage broker has access to numerous lenders all with a variety of home loans along with their varying options, features and benefits.  A mortgage broker has a comprehensive understanding of all these different mortgage packages that are available and this is the first advantage you will have over a bank manager with only one lenders product to promote.

A mortgage broker will interview you to fully understand your financial position and what it is you are trying to achieve.  From this interview they will ascertain the type of home loan best suited to you so you can meet your goals without the hassles of any future interest rate or lifestyle changes causing you mortgage stress.  They will understand the importance of making sure your home loan will have sufficient flexibility to be able to withstand any unforeseen challenges that may arise some time into the future as well as meeting your current needs.

Your mortgage broker will be your friend and advisor

Your mortgage broker will act as your advisor and provide you with professional expertise.  This is of particular importance to property investors who’s credit history may be a little less than perfect and can’t quite comply with the rather stringent requirements of many of today’s lenders.   They will search through the mountain of home loans on your behalf until they locate the mortgage that fits your requirements in all ways.  To do this they will have to take into account what the ‘big four’ of Australian banking has to offer as well as the smaller players.

After a suitable home loan has been located they will discuss its advantages with you as well as show you one or two other loans as comparisons.  Once you agree that it is the mortgage you have been looking for your mortgage broker will arrange the application along with all the required supporting documentation.  This will be just as the lender wants it, another important factor in ensuring your application will be successful.

Once your home loan has been granted your mortgage broker will act as your advocate in any further dealings during the property purchase that pertains to your mortgage. They will help you during settlement and beyond to ensure the loan is performing to your best interests.
