The Roles Your Mortgage Broker Plays For You

Posted May 4th, 2011 and last modified December 12th, 2011

The buying of a home is a major undertaking for anybody to partake in. It involves the borrowing of a large amount of money, an amount large enough to take many years to pay back and this makes the interest being charged on the loan a major consideration of your future budgeting over a long period of time. It is often too big of an exercise for many to do alone and they therefore seek the expert advice of a mortgage broker.

In fact there are five types of people involved in the buying and selling of a home. There is of course the seller and the buyer but other major players involved in ensuring all goes smoothly and efficiently can include people such as real estate agents, a bank or non-bank lender and of course a mortgage broker. The mortgage broker being the one person who truly has the buyers interest in mind at all times, as a good mortgage broker will do more than simply set up the home loan for you, he or she will help you through the whole process and after all is signed and sealed, will not walk away but remain in touch should you need to make any alterations to your home loan to better reflect any changed circumstances into the future.

A mortgage brokers relationship with a home buyer can therefore be broken up into three main components these being:

1. An Ally.
2. A Negotiator.
3. A Translator.

An Ally

A mortgage broker has the role of acting as an advocate for a home buyer in dealings with all other parties involved in the sale when it comes to the financing of the whole venture. There are many questions needing answers in all aspects of such a large transaction as everybody seeks to protect their own interests. As the buyer you are probably not even aware of much of what is going on but there will always be somebody wanting more information on something before the transaction can progress any further. It is your mortgage broker they will go to to get these answers and it is your mortgage broker who will resolve these issues on your behalf. For instance the property title may contain certain liens but your mortgage broker will have run across such anomalies on many other previous occasions and will know how to properly handle such problems. Without having a mortgage broker acting on your behalf it would be you, yourself, having to deal with this multitude of little issues that will undoubtedly come up at this time. Mortgage brokers do not restrict themselves to working bankers hours. This means they will always be available at any reasonable time of day at their office, at home, on their mobile or even over the weekend should you want any updated information on the progress of the whole process.

A Negotiator

If it should happen that you have approached a mortgage broker to obtain a home loan for you but you have a less than perfect credit rating, you will stand a much better chance of getting that loan than if you had gone directly to a lender yourself. A mortgage broker is a trained negotiator, they also have close links which they have nurtured with people inside the various lending institutions. This all puts them in a better negotiating situation that you yourself could ever have hoped for. Besides that they can, and often do, negotiate better terms, especially interest rates, than that advertised by some lenders.

A Translator

The home loan industry, as in all other specialised industries, have a confusing array of jargon that is commonly spoken among those operating within the industry itself. This can be rather hard for a person not being involved in this area of expertise to come to terms with. For instance in trying to battle your way through the process of getting the right home loan you may be confronted with terms such as a marketable title, a preliminary HUD-1 statement, a 1003. First home buyers in particular will have to have a mortgage broker translate such requests into a more understandable language.

Mortgage brokers are well versed, in fact they are part of the system, that uses such jargon on a daily business basis among each other. As we are not all familiar with such terminology it is comforting to have somebody by your side who is. Although it is not impossible to pick up on such jargon after a while, the average home buyer is only interested to buying a particular home with the best deal available. The engaging of a mortgage broker can save you much time while ensuring you do fully realise all that you are trying to achieve.
