Kangaroo Island situated 112 kilometres southwest of Adelaide, the capital city of South Australia, is the third largest Australian Island after Tasmania and Melville Island. Its closest point to mainland South Australia is 13 kilometres off Cape Jarvis near the entrance to Gulf St Vincent at the tip of the Fleurieu Peninsular. The island is 150 kilometres in length and between 900 metres and 57 kilometres wide. Its highest point is 307 metres from sea level and it is separated from the mainland by the Investor Strait and the Backstairs Passage.

The last census taken in 2006 showed that 4,259 people lived on Kangaroo Island, a population that has been dropping in recent years as young adults brought up on the island have been moving to the mainland, although the number aged over 55 years increased more than 5 percent since the previous census taken in 2001. If you wish to add to this figure by making Kangaroo Island your home you should begin by seeking the advice of mortgage brokers who will determine the size of the mortgage you will be able to bargain with.
Most people on the island earn their income from agriculture, partaking in wine making, honey production, sheep grazing, meat production and the growing of grain crops. Over the years sheep grazing has been the more dominate industry however the growing of canola and potatoes has become introduced into the mix and has taken off quite substantially in more recent times. Good quality beef cattle are grown in the higher rainfall areas. 186,000 tourists a year visit Kangaroo Island making it an important contributor into the local economy as is fishing, especially that of southern rock lobster that can be found around the rugged coastline. South Australia’s only remaining eucalyptus oil distillery is located here as well, busily distilling the leaf of the endemic Kangaroo Island Narrow Leaf Mallee scrub.
Borrowers wishing to invest in land on Kangaroo Island engage the services of mortgage brokers because of their experience. They have been involved in the home loan industry for many years and they fully understand the benefits, as well as the risks, various home and investment loans carry with them. Mortgage brokers also keep a good network of contacts within their panel of lenders that allows them to speed up the whole application process and even negotiate a good bargain from time to time.
Mortgage brokers can ease the burden of obtaining the right home loan for your specific needs as they seek out the most appropriate mortgage for you. They will then introduce you to it, explaining why they believe this is the most suitable home or investment loan for you to take up. They will usually compare this particular loan with other similar mortgages and, once again, take the time to fully explain the differences.
Once you are satisfied and agree that the loan offered to you is the right one for your purpose, good mortgage brokers will then put in the application on your behalf, based on the information they have already obtained from you. They will also ensure that all the necessary supporting documentation is in order. Various lenders differ in what information they require in the application and it is important to get this right. Mortgage brokers know these different requirements and adjust your application to suit. They will also answer any questions that might arise on your behalf.
After your application has been successful mortgage brokers don’t consider their job is finished. They will remain by your side throughout the whole property purchase process and act as your advocate whenever any question may arise pertaining to the loan, right through to settlement, when the keys of the property are handed over to you.
Following settlement mortgage brokers will once again stay in touch to make sure the mortgage is meeting all the expectations you had of it. If any changes are required they will take care of that for you even if it means refinancing. It is virtually impossible to predict with any accuracy what will happen in the future and your mortgage should be flexible enough to be able to accommodate such change therefore relieving you of much emotional stress. You may marry, one of the partners may go out of employment, children might come along, you might need additional funds to carry out some badly needed renovation that will increase the value of your property as well as making life easier for you. You may even decide to take early retirement. Whatever the reason, you will want your mortgage to be flexible enough to adjust to any of these changes and it is the experience of mortgage brokers who will make certain that all of these contingencies are taken into account.
Many of the people who suffer mortgage stress today find themselves in that position because they declined the help given by mortgage brokers when they initially chose their own mortgage. Mortgage brokers don’t charge for the service they provide as they are paid a commission by the lender for the business they send to them. There will be no cost to you, the borrower.
