Despite being in a sub-tropical region of Queensland, Toowoomba enjoys four very distinct seasons. This and the rich volcanic soil found throughout the district, helps the city maintain 150 public parks. Plane trees, Camphor Laurel and Jacaranda trees line many of the streets and it all helps visitors understand why it is known as ‘The Garden City’. This reputation is further strengthened in September each year when the Australian Carnival of Flowers festival is held there. Different species of deciduous trees from around the world can be located in the many parks creating a European autumn of colour every season. This is a very rare spectacle in Australia where the entire continent is forested with evergreens.
Featured Toowoomba and District Mortgage Brokers
Toowoomba is located 127 kilometres west of Brisbane and has a population of around 130,000 making it Australia’s second largest inland city and the largest non-capital inland city. A city that boasts both a university and a cathedral, also hosts an Easter Fest every Easter weekend.
Industrially, Toowoomba employs 17.8 percent of its residents in the retail business, 13.3 percent in health and community services, 12.2 percent in manufacturing, 11.1 percent in education, clerical sales and service workers account for a further 17.7 percent and trades people and labourers 13.3 percent. The largest employed group is that of professional people who account for 18.2 percent. It is among the professional group that you will find mortgage brokers working hard to obtain you a home loan, or investment loan, that fits your budget and needs to enable you to buy a home or invest in property in Toowoomba.
Future economic growth in the district is regarded as being very good, especially in regard to the vast energy resources discovered in the Surat Basin. Over 100 hydrocarbon accumulations have been discovered in the Surat Basin including that of natural gas and Jurassic coal seams. It already has a number of mines successfully mining coal there for export, such the Wilkie Creek Mine and the Peabody Pacific Mines. Coal bed methane is being further developed in the district on top of that presently supplying the domestic market, a number of power stations and the Roma to Brisbane pipeline. The Port of Gladstone is presently undergoing a $3.5 billion upgrade to allow it to export Surat Gas to international markets.
The demand for accommodation to house the expected increase in population that will result from these developments will also bring with it opportunities for property investors to help finance some of this growth. If you feel you too would like to get in on the ground floor you would be well advised to use mortgage brokers t assist you in arranging the right home loan in order to build your assets and your wealth.
Mortgage brokers are independent agents who act as your representative should you go shopping for a mortgage. They guide you through the whole process helping get you the right home loan and features that comfortably fit together to suit your particular circumstances, because of this around 40 percent of borrowers seeking home loans are using the services of mortgage brokers in Australia today.
Mortgage brokers are not directly linked to any particular bank or non-bank lender. They search through the mountain of home loans along with their various features, options and benefits in order to come up with one that suits you needs both now and into the future. They can help you find the right loan with the right lender and as they are dealing with so many clients seeking differing home loans, being offered by a variety of lenders, they get to know what is best to suit your particular circumstances. They know and understand all the options on the different mortgages and this inside knowledge can save you much time and money.
Mortgage brokers receive a commission from the lender for giving them your business. The money they earn from these commissions means they don’t have to charge you any costs or fees for the service they give you. The home loan you finish up getting will cost the same whether you used the services of mortgage brokers or not. If you get lucky you may find you actually get the loan at a cheaper rate, that is if your mortgage broker has successfully negotiated a better deal on your behalf.
Although this means you usually get the same deal by going through a mortgage broker as you would have if you had gone direct to your bank manager, the chances are that it would have been quite a coincidence if your bank manager actually had the better offer that beats all the hundreds of other home loans out there. Mortgage brokers have reliable and trustworthy connections who they work with daily, because of these contacts they may be able to negotiate a lower interest rate or monthly repayment than you could have done yourself. They also compare all the mortgages on offer and help you decide which one fits your needs best. They then assist you in putting the application in along with all the necessary supporting evidence.
