Central Queensland is based around the Tropic of Capricorn. Its major centre is Rockhampton on the Fitzroy River, the beef cattle capital of Australia. The region stretches as far as Emerald in the west, north to the boundary of the Mackay Municipality and south as far as Gladstone. It is an area that is very rich in coking coal deposits mainly found in the Bowen Basin. The important Port of Gladstone exports 40 percent of the state’s export earnings and the Fitzroy River that is part of Australia’s second largest river system in a major supplier of fresh water to the Fairbairn Dam. Besides Gladstone being a major Queensland port it is also home to a significant aluminium smelter. Fifty percent of the state’s electricity is produced in the Central region of Queensland. Major regional cities include; Emerald, Gladstone and Rockhampton. Major communities along the coast include Byfield, Yeppoon, Great Keppel Island, Emu Park and Cawarra.
Featured Central Queensland Mortgage Brokers
Whether you are thinking about moving into the area for work or have property investment in mind, taking into account the solid industry base that makes the Central Region stand out against other areas, you will be well advised to talk with people such as mortgage brokers who are able to match you to a home loan that will better serve your needs and ambitions into the future.
Obtaining an appropriate home loan these days is much less personal than it once was. It is far more stringent and a lot more complicated now that a large group of lenders offer hundreds of products that you have to choose from. Making it even harder is the confusion caused by the continually changing lending criteria and uncertain interest rate movements. It is fast becoming imperative that you engage a mortgage broker in order to sort it all out for you, as 40 percent of Australian home seekers are now doing.
Mortgage brokers act as ‘go betweens’ who advise their clients about their borrowing options. They attempt to negotiate better deals for you on your behalf from the dozens of lenders they have on their panel. You can obtain many benefits by engaging a mortgage broker to seek out a home loan for you. Some of these benefits include the following:
- Their access to numerous lenders and their varying products, options, features and benefits, plus their comprehensive inside knowledge of all the differing packages on offer. This is much more than you could ever achieve alone let alone what you would be offered after a short talk with your bank manager.
- Mortgage brokers will take the time to listen to what you want to achieve personally, your long and short term goals and your current financial situation in order to seek out the very best home loan to match your needs.
- They will act as your advisor and provide you with professional expertise and guidance. This level of help can be of special benefit to borrowers who’s credit history might fall short of what some lenders require.
- Mortgage brokers will undertake all the necessary searching through the multitude of options out there to bring to you the best mortgage product available. This is no doubt time consuming but it does produce results, as it often happens that the best home loan might not be on offer by one of the big four of Australian banking. On many occasions the most suitable loan in both interest rates and benefits is offered by a lesser known lender from the non-bank sector.
- Mortgage brokers will also complete all the required paperwork for you. Different lenders demand different lending criteria to be adhered to before they approve a mortgage for an applicant. Mortgage brokers are aware of these different requirements and submit your application accordingly. This knowledge results in your applications being processed more swiftly.
- Mortgage brokers will also act as your advocate during the whole process and after your home loan has been approved they will remain available to speak on your behalf on any matters pertaining to your home loan, right through to settlement and beyond.
Mortgage brokering is not an ‘off the shelf’ type of sales package. Every home loan applicant has different needs to that of another depending on each other’s personal circumstances. This is as true for property investors as it is for first home buyers and it is especially so for property investors with an extensive portfolio, especially today when banks are more cautious with their lending criteria that they were before the Global Financial Crisis of 2008-09.
All dealings with mortgage brokers should be free. They earn their income from commissions paid by the lender on their panel of lenders in return for getting them your business. The home loan that you finally settle on getting will be the same cost whether you engaged the services of a mortgage broker or not. In fact it might be cheaper if your mortgage broker was successful in brokering you a good deal.
