Good Mortgage Broker Checklist

Getting the right mortgage broker to properly represent your interests, when looking for the right home loan to best suit your specific needs, is very important in regard to the mortgage you might end up with.

As in all professions some are better in their jobs than others and mortgage brokers are no different. Just because a mortgage broker says he or she will do the best they can to get you what you need in the form of a mortgage for your home, doesn’t necessarily follow that they will. Some people, simply by their nature alone, enter the profession with their own interests foremost at all times. This is unfortunate for both themselves and their clients because they are often quite proficient operators but simply think that they know best and in progressing this attitude they are inclined to cut corners and seek out a home loan that they believe is the right loan for you. This may not necessarily be so however. Why? Because they didn’t listen to you at the start.

There are four very important aspects of a good mortgage brokers make up that you must look out for when attending your first interview. If you don’t do this it will be the same as going to your doctor with a medical complaint, only to walk away with a prescription for some aspirin, when the underlying cause of your pain was something far more serious. A good doctor would have made a thorough examination to find the cause of your complaint whereas a more casual medico was only interested in moving you along and treating the next patient. These four character traits that are imperative that you look out for are the following:

1. A Good Mortgage Broker Must Listen, Take Notes and Find Solutions.

A mortgage broker who is sincere in discovering your individual specific needs must listen to all you have to say. The interest he or she shows will become obvious when they take notes now and again to highlight a certain point you may have raised. If you say something that would make it appear you may occasion a certain difficulty in providing all the required documentation and your mortgage broker failed to pick up on it, you should start having doubts about his or her real interest in your situation. It is situations like this when the question should be raised by the mortgage broker about how this problem could be solved. By the end of the interview you must be comfortable that all matters that may occasion a delay in having your mortgage application held up should be cleared up and solution agreed to. If this doesn’t occur your mortgage broker hasn’t been listening to your problems and he or she would therefore be incapable of solving them. Your mortgage broker must listen to all you have to say and a clear solution has to be worked out that you are comfortable with. Anything less will mean you may finish up with a home loan that you are not comfortable with, that is if you finish up with a home loan at all.

2. Speed of Service.

A good mortgage broker can be fast with the service he or she delivers as well as being thorough. This becomes obvious if he or she in prompt in getting back to you at all times on all matters concerning your home loan. A mortgage broker who is happy to contact you tomorrow or the next day is of no use to you if you need your home loan fast in order to secure the purchase. It is also important that your mortgage broker obtains all the information he or she needs from you at the initial interview and doesn’t have to keep calling you back to verify some point that needs clarification. If you feel things are progressing too slowly don’t be afraid to say so and make certain that all information you have to give is handed over. If you don’t do your part your mortgage broker will not be able to push your request through and come back to you in the fastest time possible with a home loan that is suitable to you.

3. Efficiency.

Look around your mortgage brokers office when you arrive. Does it give you the feeling of efficiency/does it appear well organised? If the office gives you the feeling of disorganisation and stress it is probably best to walk out at that point and look for another. The phones should be ringing and there should be a feeling of activity. You should be greeted with a welcome attitude. You should get the feeling that you are important to them and that you are not kept waiting unduly if you have been given a certain time to be there.

4. Be Wary if You Feel Pressured.

After you have given all the information about what you need and you have discussed what you can afford to repay, your mortgage broker should seek to find you a home loan within those perimeters. If you are told that you would be better off paying a higher price, leave and go to a mortgage broker who will find you a mortgage within your financial boundaries. Whatever you do, don’t get in over your head, as this is going to be a long term commitment and you still have to have a life to live.
