Budgeting Your Mortgage Payment

If you’ve been seriously planning to buy a house, you should already have a budget in place and have a good idea what you can afford to pay each month. If your current rent is $1,000 a month, and with all of your expenses taken into consideration you can only afford to pay an extra $300 a month, then your mortgage payment needs to be under $1,300 per month. Keeping your mortgage payment within a reasonable budget is the only way to insure financial security.

How does this translate into the real numbers for your mortgage, like APR, buying price of home, etc.?  This can be a difficult question to answer, especially if you’re not very good at math. But free mortgage calculators make this difficult task a lot easier.

Using the Free Mortgage Calculator

Free mortgage calculators allow you to enter the value of the home, the amount of the loan, your APR rate, your local tax rate, and other factors, like whether you’re refinancing or taking out an initial loan.  Once you’ve put all of this information into the free mortgage calculator, it will calculate how much your payment will be each month.

The free mortgage calculator makes it easier to figure out what your monthly payment will be, but you still need to find out some information yourself, such as what your local property tax rate is and what APR different banks offer.

Getting the Best Mortgage You Can

Armed with this information from the free mortgage calculator, you’ll be able to meet with a loan officer on more equal terms. You will understand how much of a mortgage you can really afford: just because you can get approved for a $250,000 mortgage doesn’t mean you can actually afford that mortgage.  You know your budget and spending habits better than the loan officer, so figure out a realistic budget and stick to it. By calculating your likely mortgage payments using the free mortgage calculator before you meet with a loan officer, you will be fully prepared to discuss your loan with him.

The free mortgage calculator will also help you get an idea what type of home you can realistically afford. Unfortunately, even though you want a Colonial Revival in the nicest neighborhood in your town, you might only be able to afford a Cape in an OK neighborhood. Using the calculator, you’ll be able to figure out ahead of time what price range you’re looking at and this will let you focus on houses you really can afford when you hit the sidewalk to find the perfect house. And remember: the perfect house isn’t just the nicest-looking one with the best amenities, but the one you can afford to live in happily.

The free mortgage calculators you find online are important tools in the home search process, but they’re not the only ones. Take advantage of all the different calculator tools, including those for interest payments and deposits and those which compare different types of loans. Buying a home is the biggest purchase you’ll make in life, so you want to get it right the first time and save yourself a lot of trouble later on.
