How to Choose an Independent Building Inspector

Posted July 6th, 2010 and last modified May 25th, 2011

Building inspections are an integral part of building or renovating a commercial or residential property. The building inspections will ensure that many of the areas of construction have been built to standard and are safe. Furthermore, it is very important to get an independent building inspector to conduct these inspections as the work will be unbiased. This article will explain what independent building inspectors are, what they inspect and why you need one.

What is an Independent Building Inspector

Building inspectors are an essential part of building or renovating. This section of the article will explain what a building inspector is and what is unique about independent inspectors:

  • What is a building inspector. A building inspector is a person that will inspect the building or renovation of a building to ensure that the work is up to standard and safe. They will inspect many aspects of the construction and focus on the workmanship and the material used to complete the job.
  • What is an independent building inspector. An independent building inspector is unique as they are an inspector that is in no way associated with the person who owns the property or the person who is building. This will ensure that their findings will be unbiased and true.

What will they Inspect

The independent building inspectors will inspect a variety of aspects of the building. The main inspections that will be undertaken will be:

  • Structural. All independent building inspectors will look at how the structure of the construction work has been carried out. This will include making sure that the right materials have been used and that the right procedures have been followed.
  • Electrical. The electrical work that has been carried out on a property will be heavily inspected by the independent building inspector. Electricity is a dangerous thing if it is not used properly as it can harm people and cause fires. The independent building inspector will look closely at how the electricity has been installed and that all the proper precautions have been taken.
  • Pest reports. Pests can affect a business majorly and can also be very detrimental to any property’s structure. For example, termites can weaken the wood and therefore the structural stability of a building. An independent building inspector will ensure that there are no pests that will affect the property or the business.
  • Plumbing. It is law to have adequate plumbing in a house and in a commercial property. Workers and families will need toilets and running water to wash their hands. The independent property inspector will ensure that a property meets all the conditions that are required with regards to the plumbing.

Why do you need an Independent Inspection

There are many reasons that you should get an independent building inspector. You will need to have an independent building inspection because:

  • Safety. The independent building inspector will ensure that the property is safe for you and your family or you and your customers.
  • An objective view. An independent building inspector will ensure that the inspections that have been carried out will be without biased. The independent inspector will not be associated with the owner of the property or the builder.
  • Insurance. Many of the independent building inspectors guarantee their work. That means that even if something does go wrong with the building then you will be covered.

Independent building inspectors are a great way to get a non-biased inspector to review the building that has been conducted. They will look at all aspects of the building to make sure it is safe and up to standard. If you would like to know more about independent building inspectors then please contact us.
