When you are considering building a home it is very important that you know what you are buying. You will be spending hundreds of thousands of dollars so it is important to do all the research possible to make sure that your purchase is a wise one. One way to do this is to use a property inspector. Property inspectors will inspect the house and make sure that everything is up to code and is in good condition. What is a Construction Inspector

A construction inspector is an inspector that will check your home for any faults. They will usually be a qualified builder and will have worked in the local area so they will know what materials should be used and how the work should be completed.

What will the Report Tell You

Once the inspector has completed the inspection of the house they will send you a report of their findings. The report will detail:

  • How safe the building is structurally. Homes have to be constructed in a certain way so they meet the standards set by the government and so they are safe. The construction inspector will view how the home is built, what materials were used and the quality of the work so they can detail how well the home has been built.
  • How safe is the electrical work. The wiring of a house can be very dangerous. If this work is not conducted properly then there can be problems with the electricity that can be dangerous. The construction inspector will inspect the electrical work and let you know if it has been installed properly and if the proper safety requirements have been met.
  • Proper materials have been used. Different areas will have different requirements on the materials that are used. For example, if the house is close to the ocean the builder should use metals that are resistant to rust. The construction inspector will outline if the right materials have been used and if they have not been used, what potential problems can arise from this.

When to use a Construction Inspector

While construction inspectors are very useful they have to be used at the right time so they can see all the work that has been carried out on a house. This section will explain when you should get a construction inspector in to view the home:

  • Partial completion inspection. The best time to get the house inspected is when the house in nearly completed, this is usually called a partial completion inspection. This will allow the construction inspector to view most of the work that has been completed on the home. This will allow them to make an informed decision of how the work has been carried out.
  • Rectify the issues. If the construction inspector finds issues with how the house is built you then must know what to do. If faults are found the builder will have to rectify these faults so the house can be deemed suitable. You may want to hold off paying the builder until these costs are handled.

Construction inspectors will be able to help you ensure that you are spending your money wisely. They will check how the house is being built so that you will not have to pay for expensive repairs down the track.
