Apply for FHOG and FHOB (TAS)

Posted November 17th, 2010 and last modified May 27th, 2011

If you are looking to buy your first home in Tasmania then you should know about all the costs that you will have to pay when you are applying for a home loan and buying a home. When you apply for a home loan you will often have to pay many fees like the application and legal fees. When you buy a home some of the major costs that you will have to pay will be the stamp duty and inspection fees. All of these charges will not be covered by the loan amount and will have to be paid with your money. With all these additional costs you should be sure that you take advantage of all the assistance that will be available to you such as the first home owners grant and the first home owners boost.

What Type of Homes are the FHOG and FHOB Available with

You will be able to get the FHOG and the FHOB with a variety of homes when you buy in Tasmania. You will be able to get the FHOG and the FHOB when you buy:

  • Established homes. If you are buying an established home as your first home then you will be able to apply for the FHOG. Furthermore, you will automatically be considered for the FHOB when you apply for the grant.
  • Newly constructed homes. If you are building your first home then you should apply for the FHOG if you think you will be eligible. Unlike established homes you will be have to apply for the FHOB in a separate form.

Payment of the Grants

If you are looking to apply for the grants then you will have to know when you will expect to be paid the money. You will receive the money from the grants at different times depending on how you applied for them. The different ways to apply for the grants are:

  • Through an approved agent. There are many approved agents available in Tasmania and many of them will be associated with financial institutions. You will receive the money from the grant at settlement if you are buying an established home, when you first pay the builder when using a contract to build and upon completion when you are an owner builder.
  • Through Service Tasmania. If you apply for the grant through service Tasmania then you will receive the money after settlement when buying an established home and after construction is completed when you are building.

What Documents will you Need to Provide

If you are applying for the grant then you will have to supply some documents to accompany your application. Some of the documents that you will need to provide will be:

  • Identification. When you apply for the FHOG or the FHOB then you will have to make sure that you supply enough identification to prove you are who you say you are. If you are applying through an approved agent then you will simply have to supply 100 points of identification. However, if you are applying through Service Tasmania then you will have to supply 4 categories of identification. All applicants must provide identification when they apply.
  • Proof of settlement/construction. If you are applying for the grant and wish to receive payment then you should be sure that you supply conformation that you should receive the money. The confirmation will be in the form of contract of sales or proof that building has been completed.

If you are looking to buy your first home then you should be aware that you will have to pay many costs. There are many fees and charges that can be charged when you buy a home and apply for a loan so you should be sure that you take advantage of any benefits that you will be able to receive. In Tasmania you will be able to apply for both of the grants that are available, the FHOG and the FHOB. If you are going to apply for the grant then you should be sure that you are eligible and you know about all the documents that you will have to provide upon application.
