There are many criteria for buying a home. This section of the article will explain what the main two criteria are:

  • Income. The main criteria to get accepted for a loan are that you will have to have a large enough income to make the repayments. Quite simply, the more you earn the more you will be able to borrow.
  • Credit history. One of the other conditions of being accepted for a loan is that you will have to have a good credit history. A bed credit history will exclude you from many loans.

  • Unpaid bills. One of the main ways that people will get a bad credit history will be because they have unpaid bills. If you have unpaid bills then you will find your credit rating will be affected.
  • Late payments. Late payments will also affect your credit history. While late repayments will affect the credit history they will not have as much as an effect as unpaid bills.
  • Been declined a loan. If you have recently been declined a home loan then you may get a bad credit rating from this. Many lenders will see the decline as a sign that they found something that disqualifies you from a home loan.
  • Been declared bankrupt. If you have been declared bankrupt then you will have a bad credit rating. Being bankrupt means that you would have many unpaid bills that, while not payable, are still unpaid. Bankruptcy will stay on your credit rating for 7 years.

How do you Get a Home Loan when you have had Credit Problems

You may still be able to get a home loan even though you have a bad credit rating. If you find that you have a bad credit rating but have a good excuse then tell your lender what happened. One of the best things you would be able to do would be to explain what you did to fix the debt. If you are able to show that you made an effort to pay off the debt then the lender may still approve your loan. The main thing to do if you have a bad credit rating is to talk to the lender, they may understand your situation and appreciate your honesty.

There are many conditions of a home loan that will have to be met before you are accepted. One of the main reasons that people will not be accepted for a home loan is that they have a bad credit rating. A bad credit history can be caused by unpaid bills, late payments, being declined for a loan or declaring bankruptcy. If you have a bad credit rating then talk to your lender and show them how you fixed the debt.
